Office Sensitivity and Scenario Analysis

Office sensitivity work should connect rollover dates, tenant renewal forecasts, lease-defined recovery, capital payments and financing on a common timeline. This page applies the shared methods to those office lease inputs; it does not establish a universal asset-class risk ranking.

Also known as: Office Break-Even Analysis, Office Scenario Analysis, Office Sensitivity Analysis, Office Stress Testing

Updated

Use this page when an office IC memo needs to show how the deal behaves under lease-roll stress, re-leasing drag, cap-rate expansion, or a negative market-reset scenario. Use Sensitivity and Scenario Analysis for the cross-asset framework and Office Valuation Methodologies when the stress tests are being used to justify the value conclusion.

Office Sensitivity Inputs

Office underwriting usually gets stressed on the following variables:

  1. Exit cap rate
  2. Rent growth at rollover
  3. Tenant-specific renewal probability, distinct from observed cohort retention
  4. Vacancy downtime
  5. Tenant-improvement and leasing-commission burden
  6. Hold period and exit timing
  7. Debt cost and refinance availability

Select the stress priorities from the actual lease and debt schedules. Test replacement rent together with paying months, concessions, recoveries and TI / LC instead of assuming a mark-to-market increase is fully collected.

Office Exit Cap x Rent Growth Grid

Reviewed October 8, 2026. Build the grid from a reproducible cash-flow model; the inherited percentages had no defined output metric or complete inputs and are not verified returns. Choose the output explicitly: gross terminal value, net sale receipts, property NPV, or a specified investor return. Rent growth must flow through the lease schedule and expenses before it becomes terminal NOI.

Grid componentRequired definition
RowsStated rent-growth paths, dates, comp basis and renewal/replacement assumptions
ColumnsSupported or explicitly hypothetical positive exit-cap assumptions
Each cellRecomputed terminal NOI, sale receipts and the selected output under that combination
Fixed inputsAcquisition basis, timeline, operating/capital cash, financing, sale costs and investor allocations where applicable
Audit trailModel version, input sources, as-of scope, units and reproducible calculation

Use CRE Valuation Methodologies and Source: Debt Yield Scope Review 2026 for the scoped direct-cap/DCF distinctions. Use Analysis Chart Discipline to keep inputs and output definitions close to the exhibit. Do not infer that cap widening always dominates rent changes: magnitude, period, expense response, leasing and financing determine the result. A grid is a sensitivity comparison, not a measured probability distribution.

Office Scenario Analysis

Treat each scenario as a coherent, explicitly defined path rather than a fixed bundle of generic market ranges. The inherited universal downtime and cap-expansion stress ranges are unverified in this scoped evidence.

CaseDefinitionOffice model checks
BaseReviewed central assumptions; not automatically the statistically most likely joint outcomeTenant decisions, rent dates, recovery pools, capital payments and debt schedule
UpsideStated favorable deviations with scoped evidence or assumed statusReplacement timing, signed economics and capital requirements
DownsideStated adverse deviationsCollections, vacancy leakage, refinancing and liquidity
Severe stressSelected failure or joint-shock pathCorrelated nonrenewals, capital calls, covenant limits and delayed exit

For probabilistic lease paths, use Sensitivity and Scenario Analysis. Normalize exhaustive, mutually exclusive paths and forecast tenant probabilities separately from observed cohort retention. Include path-specific recovery in Office Tenant Reimbursement Modeling. Probability-weight full rent, NOI and cash schedules separately; the expected mean does not remove downside funding needs. Do not count a replacement path's downtime again as a separate remain-vacant outcome.

Calculate scenario IRRs from each full series. An average of those rates need not be the IRR of expected cash flows. At a common fixed discount rate, expected NPV can be probability-weighted; selecting that rate and translating the result to market value require separate evidence. See Source: Lease Weighting and Rollover Scope Review 2026 and Source: MIRR and IRR Mechanics Review 2026.

Office Break-Even Formulas

These are the fastest way to communicate downside protection in office.

Break-Even Occupancy

Use Sensitivity and Scenario Analysis for the shared conditional equations. The (fixed OpEx + debt service) / GPR shortcut assumes full collection, proportional rent, no other income/recoveries and occupancy-independent expenses. It covers its stated debt-service objective, not every cash obligation.

For office, model which expenses the landlord still bears during vacancy, whether reimbursements follow occupancy, lease-specific rent/free-rent schedules and collection losses. Add TI / LC, capital work, fees and reserve cash needs to the chosen cash stress; they are not automatically captured by NOI equal to debt service. Compare the resulting threshold with occupancy measured on the same basis. A physical-SF cushion cannot be compared directly with a collected-rent ratio.

Evidence gap, reviewed 2026-10-07: The inherited claim that office targets are usually higher than industrial is not established by the retained methodological evidence. Actual lease recovery obligations, rent, debt and rollover costs determine the comparison. See Source: Occupancy and Expense Ratio Mechanics Review 2026.

Break-Even Exit Cap

Use the sale-proceeds equation and definitions in Sensitivity and Scenario Analysis:

c_exit = (1 - s) × NOI_exit / (M × E - K + D + C)

E is total contributed equity, M the target distributions multiple, K prior distributions, D debt repaid at exit, s sale costs as a fraction of gross value, and C other fixed exit costs. Use a consistent investor/cash-flow scope and the terminal NOI convention. This positive-cap model requires positive contributed equity and terminal NOI, sale costs from 0% to less than 100%, and a positive denominator. This solves K + (1 - s) × NOI_exit / c_exit - D - C = M × E. Cash-flow timing is additionally required for an IRR hurdle.

Assumed arithmetic, reviewed 2026-10-07: Annual terminal NOI of 1 million, contributed equity of 8 million, prior distributions of 2 million, debt payoff of 10 million, selling costs of 1.5% and no fixed exit costs give a 4.925% cap for a 1.5× target. Gross value is approximately 20.305 million; after selling costs and debt payoff, sale cash is 10 million. Together with prior distributions, 12 million / 8 million = 1.5×. These are hypothetical inputs, not office market observations.

The inherited NOI_exit / (Total Equity Invested / EMx_target) shortcut inverted the target multiple and omitted debt, prior distributions and selling costs. A cap below the corrected limit meets the stated multiple only under the fixed assumptions; it does not establish market liquidity or downside protection. Stress terminal NOI, TI / LC needs, sale costs and debt payoff together. See Source: CRE Research Methods Public Evidence Review 2026 for the retained algebra and calculation receipt. This scoped correction preserves internal evidence for internal analysis; it does not verify the other office benchmarks on this page.

Break-Even Rent

Use Sensitivity and Scenario Analysis for the annual rent-per-SF model and definitions. Specify occupied rentable area, rent collection, landlord cash expenses, debt service, additional cash uses and other income/recoveries. Model lease-specific free rent, expense responsibility and TI / LC timing; an annual aggregate does not prove month-by-month liquidity. Percentage-of-revenue fees or rent-dependent recoveries require solving the actual model.

The inherited Target Return × Equity term measures a stated period cash-yield hurdle only when its period, cash-flow population and positive equity denominator are defined. It cannot substitute for the full cash-flow IRR or exit-multiple test. If achievable comparable rent is below the requirement, the selected period/hurdle fails under those assumptions; this alone does not establish that the deal relies on unsupported terminal value. Assess terminal evidence and whole-investment returns separately. See Source: Occupancy and Expense Ratio Mechanics Review 2026.

Office Rollover Exposure and Retention

Rollover Exposure

Use Sensitivity and Scenario Analysis for separate area and rent shares, and Sensitivity and Scenario Analysis for stated weighting conventions. Office expiring RSF / total NRA is an area measure; it is not automatically the same share of rent or NOI. Track lease expiration/break/option dates, current and forward rent, expense responsibility, downtime and TI / LC on the actual rent roll.

A remaining-term average or area share does not determine a cap rate by itself. Stress rollover relative to the debt schedule and exit rather than assuming Years 2–4 are universally the most dangerous. The inherited timing ranking remains unverified by the retained methodology. See Source: Lease Weighting and Rollover Scope Review 2026.

Retention Ratio

Use renewed RSF / expiring RSF for the same defined cohort with positive denominator, period and decision cutoff. Distinguish partial/early renewals and unresolved leases; count-weighted retention and tenant-specific renewal probabilities are different. See Sensitivity and Scenario Analysis.

The inherited office 55–70% historical benchmark is unverified in this scoped evidence. Match any reported issuer/market denominator before comparison, and support forecasts with dated tenant, lease and submarket evidence. See Source: Lease Weighting and Rollover Scope Review 2026.

Mark-to-Market Exposure

MTM % = (Market Rent − In-Place Rent) / In-Place Rent
  • A positive snapshot spread becomes a cash benefit only through the actual renewal or replacement schedule after concessions, collections and costs.
  • Test a negative spread through renewal/replacement rent, paying months and capital requirements; it does not prescribe a universal vacancy response.

Office 2026 IC Standards

These are CRET review prompts, not verified universal institutional requirements. Select exhibits and thresholds for the actual decision and documented policy:

  • Present a reproducible sensitivity exhibit with explicit inputs, output and as-of scope.
  • Define the objective and cash obligations of any break-even calculation.
  • Test coherent adverse leasing, recovery, financing and exit paths.
  • Show dated rollover concentration and path-level capital needs alongside expected cash flow.
  • Support renewal forecasts with tenant, lease and submarket evidence; an unspecified office market norm is not a verified hurdle.
