Underwriting Assumption Reconciliation

Trace each investment hypothesis into a compatible cash and valuation model before adding its benefits or losses. This shared method owns the review of overlapping assumptions, duplicate entries and joint effects. Property Cash Flow Reconciliation owns accounting-to-cash inputs; Sensitivity and Scenario Analysis owns complete scenario schedules. A checklist alone does not establish value or select an investment.

Mechanisms, Entries and Evidence

Curator review method, 2026-10-17: define the property/owner boundary, valuation date, currency, period, baseline and feasible alternatives. For each material claim, record its evidence and date, the mechanism, the changed model inputs, the receipts/payments or residual risks already represented, counterevidence and conditions that would reverse the conclusion.

A single cause can affect several distinct quantities. For example, a supported change in tenant demand can affect achieved rent, leasing time and resale conditions. Do not force every thesis into one channel. Instead, explain each incremental effect and reconcile the complete joint case. More channel labels do not prove additional benefits, and correlation does not by itself make distinct cash payments duplicates.

Count the same receipt, payment, owned balance or transferred interest once within the selected boundary. A lost receipt already removed from the rent schedule is not another cash expense. A reserve transfer and its funded payment require account reconciliation. A known work cost already in the cash model is not an additional known-cost value deduction. Distinguish a repeated entry from different consequences of the same event.

An additional rate or terminal adjustment needs supported scope and calibration, including what the selected cash scenarios and comparable rate already reflect. A cash adjustment and a required-return adjustment are not automatically duplicates or automatically independent. Do not infer a numerical premium from a location, credit, quality or liquidity label. Unknown effects remain unresolved rather than becoming zero or an invented spread.

Known environmental work does not universally determine accounting classification, legal responsibility, a cap premium or a negotiated price. Keep the actual scope, payer, cash dates, recoveries, uncured case and remaining risk separate. Buyer-pool restrictions can affect sale timing, costs, feasibility and price; they are not inherently a denominator-only adjustment. Use specialist evidence for condition, liability and executable work.

Duplicate Entries and Joint Effects

Hypothetical duplicate-payment check, USD: assume one incremental 100,000 work payment at time zero, absent from the baseline and all other model lines. Its incremental cash is −100,000. Adding the same payment again under a second risk label produces −200,000 and repeats one payment. This says nothing about the work's actual cost, accounting classification, feasibility or benefits. Distinct additional costs need their own evidence and dates.

Even with no duplicated entry, separate sensitivities need not add to the joint result. For compatible stabilized annual NOI values N_0, N_1 and positive matching caps c_0, c_1, define the conditional static values V_0 = N_0/c_0 and V_1 = N_1/c_1. One exact sequential bridge is:

V_1 − V_0 = (N_1 − N_0)/c_0
          + N_1 × (1/c_1 − 1/c_0)

The first step changes NOI at the initial cap; the second changes the cap on the resulting NOI. Reversing the order gives (N_1−N_0)/c_1 + N_0×(1/c_1−1/c_0). Both equal the joint difference. The component allocations depend on the stated order and identify no causal contribution. A finite holding model still needs dated cash, capital and net sale proceeds through CRE Valuation Methodologies.

Hypothetical joint case, USD: assume baseline annual NOI 1,000,000 and cap 5%, then scenario NOI 1,100,000 and cap 5.5%, with matching scope and no other value adjustments. Both static values are 20,000,000. The sequential bridge gives +2,000,000 for NOI and −2,000,000 for the cap change. The reverse order gives −20,000,000/11 and +20,000,000/11. The joint value change is zero.

Adding sensitivities each measured only against the original baseline would instead give +2,000,000 minus 20,000,000/11, or +2,000,000/11 ≈ 181,818.18. That is not the joint result. Recompute the combined model and state the attribution convention. The assumed caps and NOI figures are not market estimates, a compensation rule between risks or a recommendation to buy.

Compare Alternatives and Counterevidence

Multifamily Cap Rates and Location Quality applies this shared method to apartment location mechanisms, evidence dependence, financing checks and counterevidence. Its checklist supplies no automatic location premium or verified school-access effect.

Use CRE Valuation Methodologies to compare whole indications, their shared inputs and any selected weights. Keep that conclusion review separate from this page's exact joint-effect bridge.

Use the same evidence to compare the base thesis, competing explanations and adverse cases. A claimed location benefit may already be reflected in price, require unfunded work or fail to reach the landlord through the lease. Strong tenant demand does not by itself establish signed rent, available service, financing or a buyer's exit price. Retain failed execution, lower capture, delay and liquidity stress where supported.

Separate a property-value indication, financing capacity and investor cash returns. A smaller loan can increase required equity without establishing an equal loss of property value. An investor decision still needs price, objectives, horizon, risk tolerance, liquidity, feasible work and conditions that can change the conclusion. Hold, Sell, and Refinance Decision Framework compares owner alternatives; Forecast Evaluation and Research Transferability tests evidence transfer.

Sources and Review Limits

Source: Debt Yield Scope Review 2026 retains the OCC handbook's support for compatible income/cash, normal/stressed assumptions and valuation methods. Selected official printed pp. 42–43 were reopened on 2026-10-17. The ledger, distinctions, equations and numerical cases here are curator derivations, not an OCC-prescribed attribution rule, source-calibrated risk premium or investor mandate.

The industrial valuation page keeps its Double-Counting Ledger heading as a route. This review recasts that section's one-primary-channel default as a mechanism/evidence review and replaces rigid risk-to-cap/cash assignments. Other industrial matrices, benchmarks, market claims and source families retain their earlier scope and are not freshly attested. No reported structured observation or production publication is added.
