Energy Infrastructure and CRE

Energy infrastructure connects generation and storage, utility networks, building systems and tenant operations. For property diligence, each connection needs its own evidence: an energy procurement announcement, nearby substation or backup generator does not by itself establish usable service at a parcel.

Updated

This concept covers the dependencies across power-intensive property uses. Powered Land and Grid Advantage addresses the location and land thesis; Digital Infrastructure Real Estate addresses the digital-infrastructure sector; Data Center Underwriting and Powered Land addresses that asset class.

Source-supported distinctions

  • Utility service and project feasibility: NAIOP/CREDA’s July 2026 public grid-reliability summary connects power availability and redundancy with site selection, development timing and infrastructure investment. It supplies a qualitative framework, not a site capacity, delay or rent-premium dataset.
  • Procurement versus delivery: Google’s March 17, 2026 Michigan announcement pairs a proposed data center with new grid resources, storage and demand flexibility. Its resource commitment is not disclosed IT load or evidence of completed energization; the announcement describes a site under evaluation.
  • Service quality and operations: Bisnow’s September 27, 2026 panel reporting describes curtailment as a potential interconnection trade-off, with workload tolerance, backup design, permitting and siting consequences. Operator commentary does not establish applicable tariff terms or a universal curtailment requirement.

Curator synthesis: evidence needed at each interface

InterfaceQuestions to resolveEvidence to request
Supply to utility networkWhat resources are committed, and what remains planned?Procurement scope, resource status and applicable utility records
Utility network to parcelWhat service is available, when, and subject to what conditions?Service agreement, interconnection scope, upgrade obligations and energization milestones
Parcel to tenant operationsCan the building support the workload and required continuity?Equipment/design assessments, demand profile and permitted backup operating limits
Operations to investment economicsWho bears upgrade, energy and interruption costs?Lease/service terms, documented costs and explicit downtime assumptions

These are diligence questions, not standardized engineering requirements or numerical valuation rules. Separate physical capability, contractual access, reliability and economics before translating a regional power narrative into an asset thesis.

Curator synthesis: operating and retrofit readiness

For Data Center Underwriting and Powered Land, compare the intended workload with assessed power, cooling, structural capacity, plumbing and live-service requirements. Keep continuity obligations, curtailment exposure, backup operating limits and tenant acceptance separate from efficiency targets. An equipment label, low design PUE or existing commercial use does not alone prove operational fitness, approvals or value.

Source: JLL Liquid Cooling Enters the Mainstream in Data Centers supports design and live-service diligence. Source: What Developers Should Know About Repositioning Commercial Properties into AI-Ready Data Centers supplies a conditional reuse thesis. Neither establishes universal tenant acceptance, PUE rejection cutoffs, rack requirements or substation delivery dates. These are curator diligence questions, not engineering specifications or a substitute for the project record.

Curator synthesis: announced alternative-power projects

Source: MacroValor, Favis Will Build Hydrogen-Powered AI Mega Campus is an April 1, 2026 mixed-use campus announcement. It is an application of the interface questions above, not evidence that a proposed hydrogen network provides operating power or an emissions result. Request production, delivery, storage, conversion, service, permit and funding records with explicit capacity and emissions boundaries. Compare complete cash and delivery paths rather than a fuel label or campus headline.

National Digital Infrastructure Capital Deployment 2026 keeps such proposals in its watch-list lane. Digital Infrastructure Real Estate provides sector context. A reported campus target does not establish parcel service, delivered IT load or commercial tenant demand.

Curator synthesis: customer and utility roles

Source: Amazon Plans to Invest $15B to Build New Data Center Campuses in Northern Indiana provides a dated partnership and cost-allocation case for Digital Infrastructure Real Estate and Powered Land and Grid Advantage. Separate the load customer, utility, generation vehicle, asset owners, construction obligations and payment terms. A subsidiary reference or fee arrangement does not prove customer ownership, delivered service or realized ratepayer savings. Compare the actual contracts and regulatory/project records before adopting a capacity, cost or investment conclusion.

Curator synthesis: co-located generation and service

Source: Google to Invest $40B in Texas Data Centers Through 2027 supplies a November 2025 plan for one Haskell campus alongside solar and battery storage. Use it as an interface-diligence case for Digital Infrastructure Real Estate and Powered Land and Grid Advantage. Separate physical proximity, asset ownership, contracted resource access, dispatch and storage duration, network/parcel service, backup and tenant continuity. The announcement does not establish delivered load, continuous renewable supply or a quantified emissions benefit. Data Center Underwriting and Powered Land should use actual costs, service obligations and workload requirements for the investor's strategy.

Curator synthesis: manufacturing versus module deployment

Source: Crusoe Building $200M Denver-Area AI Factory is a March 2026 manufacturing-plan case. Separate the factory premises, production equipment and initial module fleet from the service requirements at each module's deployment site. Industrial Location and Tenant Demand Underwriting addresses factory tenant and space questions; Data Center Underwriting and Powered Land addresses deployed compute and workload economics. A manufactured format does not establish parcel power, approvals, continuous service, customer acceptance or a reliable delivery date. Compare actual contracts, resource status and operating requirements before inferring a strategy or value.

Curator synthesis: cooling and municipal scope

Source: Flexential Building 249K SF Denver-Area Data Center in Parker, CO — $192M, 22.5 MW supplies a March 2026 project/design report. Separate rack-cooling water use, other site water, measured operating performance, tariff costs and actual service. Municipal application-processing rules are separate from blanket construction bans or project approval. Use Parker and Douglas County Data Center Corridor and Denver Data Centers and Powered Land Market as comparison routes, with Data Center Underwriting and Powered Land for customer, cost and delivery evidence. A cooling label or suburban boundary does not establish an investment advantage.

Limits and open evidence

The sources do not establish parcel-level available MW, delivered capacity, completion probability, outage hours, installation cost or an achievable rent premium. Announcements and panel expectations remain dated evidence. Confirm current utility, regulatory and permit terms for the actual project before relying on them.

Research update — October 6, 2026

Morgan Stanley’s September 21 base scenario projects 97 GW of incremental U.S. data-center power demand during 2026–2028. It estimates a gross shortfall of 57 GW and a net shortfall of 33 GW after modeled time-to-power solutions. These are model projections, not measured current shortages or delivered IT capacity. Off-grid power, converted bitcoin sites and nuclear resources are assumptions with execution risk. Regional capacity does not establish service at a parcel. Reviewed source.

Independent evidence update — October 6, 2026

Public Operational Signals for CRE Underwriting keeps EIA utility-level reporting, ERCOT reserve-risk scenarios, PUCT water service territories and TWDB planning cycles separate. Grid-wide scenarios and planning boundaries do not establish funded upgrades, parcel service capacity or an energization date.

State energy cost benchmarks — October 7, 2026

The complete EIA SEDS 2024 release adds annual Texas and U.S. electricity and natural gas price and expenditure estimates for 2019–2024. Prices remain in USD per million Btu and expenditures in millions of nominal USD. Commercial, industrial, residential and all-sector scopes stay separate. These benchmarks support regional cost context. Property underwriting still needs the applicable tariff, demand profile, charges and lease obligations. They do not establish parcel service capacity, reliability or energization timing.

Stafford application — cooling design and usable service

Source: Vantage Data Centers to Invest $2B for New Campus in Northern Virginia describes the planned VA4 campus outside Loudoun / Prince William core. Closed-loop chilled water and liquid-to-liquid cooling are design descriptions; they do not establish zero whole-site water, measured efficiency, achieved certification or energized capacity. Match actual utility obligations, cooling/load boundaries, water uses, redundancy, upgrade costs and service dates to each campus phase. Use Data Center Underwriting and Powered Land for tenant, funding and commissioning gates and Powered Land and Grid Advantage for the location screen. The announced campus MW cannot establish first-building service or general grid headroom.

St. Louis application — reuse and contract duration

Source: Why Data Centers Are Emerging as a Defining Opportunity for the St. Louis Region is a broker thesis with a scoped primary-summary check. Model minimum service and additional ramp time separately, then match the applicable tariff, service agreement, load, notice and termination obligations to each phase. An industrial state average is not a delivered data-center bill. Nearby transmission and rivers require capacity, connection, water-rights, environmental and cost evidence. Use St Louis Industrial and Logistics Market to preserve the Missouri / Illinois boundary and Data Center Underwriting and Powered Land for actual tenant and service proof. Test reuse against grid upgrades, remediation and delay before assigning an advantage through Industrial Valuation and Probability-Weighted Underwriting.

Liberty application — service territory and power boundaries

Source: Metrobloks and Lincoln Property Co. to Develop 568,000 SF Data Center Campus in Metro Kansas City supplies an initial total utility-power target. Keep it separate from critical IT load, energized capacity and phase delivery. Developer readiness wording and the city FAQ's Evergy context do not establish a customer agreement, tariff version, cost allocation or measured bill/water outcome. Do not transfer Ameren terms from St. Louis or Missouri terms to Kansas-side sites. Verify service territory, load definition, upgrades, costs, obligations and actual commissioning through Data Center Underwriting and Powered Land. Use KCI Airport and Northland Logistics Corridor and Powered Land and Grid Advantage for the location screen.

Patmos application — historical capacity and next-phase forecasts

Source: Patmos Receives $100M C-PACE Loan for Redevelopment of Kansas City Star Building into Data Center reports a January 2026 next-phase power target. An earlier operator claim of existing capacity and later future-phase descriptions require load-boundary, phase and commissioning reconciliation; do not add them or infer current critical IT service. Match electrical/cooling work, contracts, redundancy, costs and measured operating status to each phase through Data Center Underwriting and Powered Land. CRE Capital Markets and Adaptive Reuse of Obsolete Office keep the reported loan, complete funding and conversion economics separate. Use Downtown Kansas City Power and Light and Crossroads for geography rather than the Liberty / Northland campus.

De Soto application — infrastructure revisions and service proof

Source: Beale Infrastructure Unveils Plans for $3B Data Center Campus in De Soto, Kansas connects an April campus plan to later service/design descriptions. Match current signed obligations, provider roles, upgrades, cooling/load boundaries, water uses and commissioning dates to each phase. A cooling-design revision and negotiated infrastructure improvements do not prove zero site water, lower actual bills or delivered power. Do not transfer Missouri tariff assumptions to this Kansas-side project. Use Data Center Underwriting and Powered Land for actual tenant and phase delivery, Olathe and Western Johnson County Growth Corridor for geography and CRE Tax and After-Tax Underwriting for incentive conditions. Keep design, commitments, forecasts and measured outcomes distinct.

Bedington application — designation and actual service

Source: Penzance to Develop $4B Data Center Campus in Bedington, West Virginia separates a state designation announcement from actual power and water evidence. Reconcile projected critical IT load, total utility requirements, phase timing, interconnection, generation or grid supply, upgrades, cooling design, water rights and payment obligations. A reviewed plan or possible reclaimed-water opportunity does not prove installed systems, usable service or savings. Use Data Center Underwriting and Powered Land for phase commissioning, CRE Capital Markets for funding obligations and CRE Tax and After-Tax Underwriting for operative eligibility. Do not transfer Virginia utility conditions from the outside-corridor comparison.

GW Ashburn application — campus acquisition and utility work

Source: George Washington University Sells Virginia Science and Technology Campus to Amazon for $427M records a dated county request for redevelopment and transmission/substation research. A research request, existing campus service or corridor location does not prove capacity for future data-center load. Verify load boundaries, interconnection, routes and rights, upgrade funding, reliability, cooling/water obligations and phase service dates. Use Powered Land and Grid Advantage for the site screen, Data Center Underwriting and Powered Land for commissioning and CRE Capital Markets for actual obligations. Continued university activity and later data-center operations can have different service requirements.

Bristow application — land control and actual power

Source: Amazon Acquires Data Center Site in Northern Virginia for $700M does not supply a site-level load or service commitment. Location near a mature corridor, land ownership and reported rezoning do not prove transmission headroom or usable power. Verify interconnection, routes/easements, utility study, upgrade funding, service dates, reliability and cooling/water obligations by phase. Use Powered Land and Grid Advantage for the site-choice hypothesis, Data Center Underwriting and Powered Land for delivered supply and CRE Capital Markets for actual cost obligations. Do not import the service or capacity of Amazon’s other projects.

Saline application — utility conditions and actual outcomes

Source: Related Digital Secures Financing for $16B Oracle Data Center Project in Michigan and Source: MPSC Saline Data Center Contract Admission 2025-26 separate financing/design language from conditional utility service. Reconcile campus MW wording with contracted load, actual energization and phase requirements. Verify interconnection, upgrade/storage funding, emergency curtailment, contractual cost allocation, cooling/water interfaces and tenant readiness. Project-funded storage is not proof of sponsor ownership or installed firm supply; projected savings and cooling design are not measured benefits. Use CRE Capital Markets for actual funding and Data Center Underwriting and Powered Land for commissioned phases. Keep the appeal announcement distinct from a court finding and current status.

Castroville application — registry status and parcel supply

Source: Reports: Microsoft Plans $400M Data Center in Castroville, Texas supplies a historical development lead; accessibility review and listed construction dates do not commit utility service. Verify network connection, contracted and deliverable power, ramp dates, upgrade costs, curtailment, backup, cooling and water permissions at the parcel. Keep proposed, contracted and energized load separate. Use Austin-San Antonio Data Centers and Powered Land Market for service-territory context, Data Center Underwriting and Powered Land for accepted phases and CRE Capital Markets for funding obligations. Neither site location nor registry status proves grid headroom or cheaper, more reliable service.
