Career and Focus

MacFarlane began his real estate career in 1979 at Aetna Life & Casualty, where he helped acquire and manage more than $1 billion of assets. After developing an apartment community for his own account, he founded MacFarlane Partners in 1987 as a separate-account manager for institutional clients. In 1996, he formed what the firm describes as the first institutional real estate venture dedicated to urban properties, alongside CalPERS, Magic Johnson and Ken Lombard. The firm’s history says it has built, acquired, renovated, managed and sold assets across major land uses for more than 40 institutional clients.

That same year, MacFarlane sold the core separate-account investment-management business to GE Capital and became CEO of GE Capital Investment Advisors. He also led international initiatives for GE Capital Real Estate. After leaving in 1999, he rebuilt his independent firm around urban revitalization, sustainability and smart-growth properties. Today the firm describes itself as both an investment manager and an operating and development company, and reports more than $20 billion invested on behalf of institutional clients. Those figures are firm-reported. MacFarlane chairs its investment committee and retains responsibility for investment management and development. His career links pension-fund capital, urban land-use strategies and direct development rather than a single property niche.
