Hackman began his real estate career in Southern California and worked for seven years as an industrial broker at Majestic Realty and CBRE before forming HCP. The firm’s earlier business included commercial and industrial properties across U.S. markets; over time it developed a specialized studio strategy. Its expansion into production space accelerated with the 2014 acquisition of The Culver Studios and subsequent acquisitions and operating partnerships. Trade coverage described the purchase of studio operator The MBS Group as a pivotal step because it added facility operations expertise alongside property ownership. HCP now identifies itself as the world’s largest owner and operator of independent film and television studios. The company reports 19 studio campuses and 145 active sound stages across North America, the United Kingdom and Ireland; those are company-reported figures, not independent market estimates. This platform makes Hackman’s work distinctive within commercial real estate: HCP combines ownership, development and specialized operating services for production facilities, while continuing to invest in other commercial property types.
