Fannie Mae Multifamily Loan Performance Data
Fannie Mae Multifamily Loan Performance Data is the official agency performance-disclosure lane for analyzing Fannie Mae multifamily loan history. It belongs in the capital-markets graph because it is one of the cleanest public trails for DUS credit, prepayment, default, and loss-history work.
Also known as: DUS Prepayment History, Fannie Mae Data Dynamics, MFLPD, Multifamily Loan Performance Data
Updated
Use this page as a source-routing node. It is not a substitute for downloading the underlying Data Dynamics dataset.
What Is Preserved Locally
The 2026-05-28 Fannie Mae crawl preserves the public pages, FAQ, glossary / file layout, and DUS Prepayment History user guide. The registration-gated Data Dynamics exports were not downloaded.

Coverage And Timing
The public MFLPD page captured in this repo states that the current population includes multifamily loans acquired on or after January 1, 2000 through December 31, 2025, representing over 89% of acquisitions in that period. A companion update page states that both MFLPD and Multifamily DUS Prepayment History had been updated through Q4 2025 and are updated after each calendar quarter.
The DUS Prepayment History page and user guide show that the prepayment data can be viewed by cohort and filters such as asset class, loan size, original loan term, original LTV, state, and vintage. That makes it useful for prepayment and extension-risk analysis, but only after the actual Data Dynamics output is exported or inspected.
Underwriting Use
Use MFLPD and DUS Prepayment History for:
- agency-credit performance benchmarking;
- DUS prepayment behavior and maturity/prepayment outcome analysis;
- comparing performance by vintage, loan size, LTV, geography, and asset-type cohorts;
- checking whether broad agency delinquency, default, loss, and prepayment claims are supported by official Fannie Mae data.
Do not use the locally preserved package as if it contains loan-level exports. It preserves the public source trail and documentation, not the gated dataset itself.
Capital-Markets Implication
The source is a discipline check on the 2026 multifamily capital-markets thesis. Agency liquidity should not be described only through production caps and annual lending volume. It should also be cross-checked against performance, prepayment, maturity, and loss evidence when the claim is about credit behavior rather than lending capacity.

Review Notes
- 2026-06-15 review: promoted as a reviewed source-routing page for preserved Fannie Mae MFLPD / DUS loan-performance artifacts. Use for agency-performance and prepayment-history context, not as a substitute for current term sheets, lender quotes, or property-specific loan records.

Provenance
Created during the 2026-05-28 Fannie Mae promotion pass. Source quality is primary public Fannie Mae documentation. The main caveat is access: Data Dynamics requires registration, and the local derived-only package did not preserve the full gated loan-level exports.
